The dining room at Madeira Island Hotel Casa Velha do Palheiro overlooks the landscaped grounds and manicured lawn at the rear of the five-star property. Decorated in restful shades of peach and designed to embody the style and comfort of country living, the Casa Velha dining room reflects the classical elegance associated with the hotel.
The Casa de Chá, or Tea House, enjoys a privileged position in Palheiro Gardens, right next to Palheiro Golf and Casa Velha do Palheiro country house hotel. From tables set within the building and those on the terrace, guests are afforded pleasant views of the hotel gardens and the golf course.
Within the 150 hectare Palheiro Estate we have created nature trails for your pleasure. These can be enjoyed on bikes, for running, hiking or just a simple stroll in nature. We please ask you to respect others’ enjoyment of the Estate and to be quiet near the golfers.
The marlin season in Madeira runs from May through to October, with a fish average of about 700 lbs. About one in every ten is that fish of a lifetime, a grander blue marlin. These huge creatures swim in its predominantly calm blue waters.
It is important to keep in mind that renting a vacation home is different from booking a room in a hotel, guesthouse, or resort. The benefits include enjoying a vacation home and all the advantages it encompasses, which remain available throughout your stay. Many tenants believe that renting a vacation home is very advantageous in terms of quality-to-price ratio.
A rented vacation home, in addition to bedrooms and bathrooms, also offers living and dining areas, as well as other pleasant details such as balconies and terraces. Vacation homes have fully equipped kitchens, washing and drying machines, and audiovisual appliances like televisions and DVD and CD players. High-speed internet access is being installed in many of the homes, along with telephones.
The satisfied tenant is one who rents a vacation home and enjoys it in the same way they enjoy their own home.

Welcome to your second home! We sincerely hope that your stay in Madeira and at Palheiro Village will be extremely enjoyable. We appreciate your choice of our accommodation, and if you need any information or have any requests to make your experience even better, our team will be delighted to assist you.
TERMS & CONDITIONS
The Rental Company is the Agent acting on behalf of the Owner.
Owner means the owner of the rented property, who gives the Agent authorization for the rental.
Management Company means the representative in Portugal to administer and provide all necessary services to the guest, on behalf of the Rental Company.
Guest means the party interested in renting the property.
Thus, each agreement and contract is entered into between the Owner and the Guest, through the Agent, represented by the Management Company.
PAYMENTS
For a reservation to be considered confirmed, a pre-payment of 25% of the total reservation value is usually required. If the pre-payment is not received within seven days from the date of the reservation request, the Agent has the right to cancel the reservation. The remaining amount must be paid in full at check-in.
Please note that the percentage of the pre-payment may increase depending on the season and/or time of year. The company reserves the right to change, adapt, or cancel these rules without prior notice. To know the exact value of your reservation and the corresponding pre-payment, please contact us.
DEPOSIT
Guests are asked to provide a copy of their credit card, and the deposit amount will only be charged if any damage occurs during their stay. If, within 48 hours after check-out, no damage is reported, the deposit amount will not be charged to the credit card, and the copy will be destroyed. If there is any damage, the deposit will be held until the item has been replaced or the problem resolved, which will coincide with the destruction of the credit card copy.

CANCELLATIONS
The pre-payment made to confirm the reservation is non-refundable.
In the event of an early check-out, no amount will be refunded.
SECURITY
During the period when the Reception is closed, there is a security guard from the Securitas company at the entrance to Palheiro Village, who also patrols the property and has the support of a closed-circuit television system (“CCTV”).
LIABILITY
The Agent, the Owner, and the Management Company are not responsible for any losses or damages to guests' personal property, nor for any additional expenses caused by war, civil conflict, strikes, diseases, quarantine, bad weather, natural disasters, technical problems of any nature, terrorist activities, airport closures, or any other circumstances beyond their reasonable control.
The Agent, the Owner, and the Management Company are not responsible for loss of life, personal accidents, illness, or any injury resulting directly or indirectly from the design, structure, use, or condition of any building or facilities, their accesses, or mechanical and/or electrical services that belong to them or are due to any defect contained therein.
The Agent, the Owner, and the Management Company cannot be held liable for any actions by any individuals (except for negligence by an employee in performing their job duties) or any failure of any public service or technical supply related to vacation preparations, over which they have no direct control. The responsibility is limited to providing accommodation as reserved.
If, due to exceptional circumstances, the accommodation becomes unavailable, we assume the responsibility of moving the client to another accommodation of the same category or a higher category. If such an alternative is not found, you will be entitled to a refund of all payments we have received regarding your reservation.
CONDUCT RULES AND RESPONSIBILITIES
Your accommodation is a private property, so smoking is not allowed inside the house/apartment. Smoking is permitted only in designated areas.
For better energy efficiency, please turn off all electrical appliances, lights, and heating when not in use.
When leaving the house/apartment, close windows and curtains, especially on rainy or sunny days.
Wi-Fi is free for all Palheiro Village guests.
To maintain the property in good condition, we ask for your cooperation:
Avoid consuming food and drinks in the living area and bedrooms, as furniture can stain easily.
Parties are not allowed, and we ask you to respect the silence between 10 PM and 8 AM.
If any damage or breakage occurs during your stay, please inform us immediately.
Use the remote control to open both gates within Palheiro Village.
If you arrive outside the reception's operating hours, please visit the reception the next day with your identification documents to complete the check-in.
At check-out, ensure that all doors and windows are closed. Keys and remote controls must be returned; in case of loss or non-return, a fee of €100.00 will be charged. We also request that trash be removed and placed in the appropriate containers.
The towels available in your room can be used at the pool. We encourage their reuse to reduce environmental impact. In case of loss or non-return, a fee of €40.00 per towel will be charged.
COMPLAINTS
If you wish to make a complaint, please inform the Reception immediately, where they will do everything possible to resolve any issues promptly. Any claim against the Owner, the Agent, or the Management Company must be submitted in writing within seven days of the end of the stay period. For those who wish to record any facts or views, a guestbook is available in each accommodation.
JURISDICTION
If a court with the necessary competence determines that any of these Terms & Conditions is illegal, illegitimate, or in any way non-executable, then the court will have the power to reduce the scope and extent of that clause so as to make it legal and enforceable. If this happens, the remaining Terms & Conditions will continue to have full force and effect. The Palheiro Village Condominium Regulations (available in each apartment/house and posted on public notice boards) are applicable at all times.
ARRIVAL & DEPARTURE
Check-in is after 2 PM and check-out is until 12 PM.
Occasionally, it may be possible for a guest to have a late check-out; to do so, please contact the Reception.
CLEANING SERVICE
The cleaning service is provided once a week and includes bedrooms, bathrooms, living room, and floors. Washing dishes and laundry are not part of the regular cleaning service; however, if available, more attention will be given to the kitchen. If the cleaning staff is sent away when they arrive to clean, unfortunately, they cannot return later due to their service schedule.
